What we do
for our home selling clients:
1. Marketing
Action Plan - We will present to you a custom Action Plan - a
formal written plan for marketing your property. This may include
an open house.
2. Direct
Marketing - We will distribute promotion materials on your property
to key market areas to attract potential buyers. This will include
a "just listed" postcard mailer to homes in your area.
We will also arrange to have your home put on Tuesday MLS tour,
exposing it to hundreds of agents and their buyers.
3. Advertising
- We will review with you or advertising program - including our
website, nevadanet, realtor.com, virtual ipix tours of your home,
the homefinder, homes & land magazine, and the Realtors Real
Estate Directory, and Reno Gazette Journal ads.
4. All Star
Realty Sign - We will place an All Star Realty for sale sign on
your property, to generate more calls from potential buyers. We
will also have a flyer box attached to the sign so that buyers
can get a fill color brochure with information on your property.
5. Multiple
Listing Service - We will prepare the paperwork to have your home
appear in the local Multiple Listing Service. Once on the MLS,
it is debuted to the 1,550 area Realtors, and their buyers.
6. Competitive
Market Analysis - We will provide you with a current Competitive
Market Analysis, and will assist you in determining the most effective
list price for your property.
7. Estimated
Proceeds - We will furnish you with an estimate of the proceeds
from the sale of your property.
8. Home Enhancement
- We will develop a plan to enhance your property's ability to
attract buyers, as described in our Home Enhancement Guide.
9. Seller
Disclosure - We will present your written disclosure regarding
the condition of your property to buyer prospects to assist them
in preparing an offer. You will keep us informed of any changes
in the property and keep the information current on the disclosure
form.
10. Marketing
Activity Report - We will provide you with a Marketing Activity
Report on a regular basis to keep you informed of competitive
market conditions, buyer activity, and the actions we have taken
to market your property.
11. Qualifying
Buyers - We will seek financial qualifying information on all
buyers submitting a purchase offer. Our goal is to pre-qualify
or pre-approve the buyer through a reputable lender.
12. Home
Warranty - We will provide you with the information regarding
a warranty on the operating systems of your house, to increase
the marketability of your property and help reduce your liability
to the buyer.
13. Home
Finding Process - We will review with your our buyer's guidebook
to acquaint you with the homefinding process that most buyers
are likely to follow, including loan pre-qualification, property
selection, financing options, and closing proceedures.
14. Purchase
Offers - We will review all purchase offers as they are presented,
and will negotiate on your behalf to reach a purchase agreement
with terms that are favorable and protective of you.
15. Closing
The Sale - We will monitor and inform you of the progress of the
transaction, including the satisfaction of all contingencies and
conditions during the entire transaction.
16. Close
Of Escrow - We will accompany you to the title company and make
sure that all of the costs and terms of the contract are correct.
17. Relocation
Assistance - We will provide you with details about our relocation
and referral services, which are available to you at no cost,
regardless of where you are moving.
17. After
Sale Service - We will contact you after closing follow up on
remaining details, or service needs.
18. Client
Satisfaction Survey - We will provide you with a confidential
opportunity to give an evaluation of our services.
